How do I find the value of my house?

If you are thinking of selling your home, it is important to know what your house is worth before trying to list it on the market. If you list too high, you risk losing potential buyers who may have fallen in love with your home, but never looked because it seemed too expensive. If you list it for a price that is too low, you may lose out on what you could have sold it for and may always wonder about how much you could have made on the sale.

There are several ways to find out what your home is worth. The most obvious way is to have an appraisal done. An appraisal is an opinion about what a piece of property or home is worth. An appraiser is a professional who has been trained to value the home correctly. Some what say it is common, even though legally unwise, for an appraiser to accept a value that is not necessarily completely accurate. So just like any other professional service provider, you have to find the right individual for the job. Recommendations from friends and family are usually helpful when they are available.

Another common way to find the value of a home is to look online. There are many websites out there that claim to be able to give an estimated value for your home. Many of these websites, though, simply want your contact information to pass on to people interested in representing you in selling the home. While this is not necessarily a bad thing, you may get phone calls that you didn't want. And contacts from a website is not necessarily the best way to find a good agent. Not only that, but quotes from internet sources are really the most reliable or accurate information out there. Still, if you just want a general idea of how much your home may be worth, it might be worth a try to check into it.

Probably the best way to find the value for your home is with a qualified real estate agent. Realtors ordinarily have enough experience with the subject matter and access to information that will help them make a good estimate for what your home is worth. A real estate agent can look at what other homes in your neighborhood with similar qualities have sold for in recent months. This provides the most accurate way to find out what you might be able to sell the home for. You should ask your agent to adjust the estimate based the uniqueness of your home. For instance, if most of the homes in your area are around 1200 square feet and your home is 1600 square feet, but being compared with the other ones because it is similar in structure or layout (same number of bedrooms and bathrooms, for example), then your agent would probably suggest that you price your home higher than the home that is only 1200 square feet.

There are other things to be aware of that might affect what you are able to sell your home for. If you are looking to sell quickly, such as in the event you are trying to avoid foreclosure, you may have to take a smaller price for your home than you otherwise might have expected. Visit with your real estate agent and get some guidance on what is reasonable and where you may have to give a little to make the sale.
