How do I sell my house myself?

Selling your house on your own can be done, but is a difficult endeavor. There are many ways to encourage the sale of your property and a real estate agent has both the tools and experience to make this happen.

There are some benefits to selling your house on your own. Namely, you won't have to pay a commission on the sale. A word of caution here, you often get what you pay for. So when you choose to try it on your own, you may be in for a more difficult than you expected.

So how hard can selling a house be? Well, first you need to find an ideal selling price. Trying to sell your house at above or below what it should sell for may be a mistake.

A selling price needs to be carefully considered before even thinking of selling the home. Too high, and you might never find a good buyer. Too low, and you will lose some of that hard-earned equity.

Once you have decided on a price, you need to advertise as much as possible. Take out a classified ad in the local paper, put information online and tell as many family members and friends as you know that you have a home for sell.

There just can't be too many opportunities to get the word out. Ask friends and family to ask their friends about anyone who might be interested in a home, too.

Are there reasons you might consider listing with an agent rather than selling on your own? Absolutely! A good agent will have years of experience and many tools that can take the hassle out of selling your home. And if you are in a hurry because of a difficult financial situation or other reasons, an agent can usually get the job done more quickly than you can and can also provide tips on how to help the property sale that you might not have thought of otherwise.

Your home will also probably get more traffic which means a better chance for a buyer to want it if you use an agent. If you decide to go it alone, then you will have to deal with the hassles of being available on a potential buyer's schedule and showing it anytime there is a request. This is certainly something that can be done, but it is definitely not the easy way to go.

You also need to be careful about what people in the real estate industry call "lookie loos". Lookie loos are people who just love to look at homes with no real intention of buying one either because they are nosey or because perhaps they can appreciate the many tastes of other peoples' homes.

They can eat up valuable time and take you away from other important tasks. It is hard to know who these people are and what to do if you are trying to your home on your own. You just need to know that these types of people are out there and you will need to be ready to invest more of your time into showing the home.

A real estate agent will be able to take some of the stresses off of your hands and provide truly useful guidance. But if you choose to sell your home on your own, do your homework and be ready for a challenging time of working out the details.
