Real Estate Investors

Selling to a real estate investor might be an option for you if you want to move out of your house and save some of the equity. You will get less than if you sell the house with a Realtor, but the sale will happen in days not weeks and you will save your credit.

If your credit and equity is more important than staying in your house a real estate investor might be your best option.

Investors work in many ways.

Some will work with the lender to reduce the balance, and pay it off.

Others will simply make the loan current with their own money and keep the loan in your name until they can sell the property.

Others will get you to sign a lease option to them where you keep ownership of the house, and they can buy it from you if they find a buyer.

And there are many other ways that investors work.

The thing to keep in mind is that the investor will get involved only if he can make money. That is why some people believe investors prey on people in foreclosure. Sometimes selling to an investor is the only solution.

In almost all cases, the investor will require you to move out. Be wary of any investor who tells you he will allow you to stay in the house as a renter. The rent will be higher than your current payment, and if you miss the payment by even one day, he can evict you. Get plenty of references before you agree to this. We have never seen this type of arrangement work out for a homeowner.

Not All Investors Are Created Equal

As soon as you house is listed for auction you will get mail, phone calls and personal visits from investors. Some of these will know what they are doing. Others will have just completed a weekend seminar looking to get rich quick.

If you are going to sell to an investor you must know a little about the investor. If he/she cannot answer the most basic questions quickly and reliably find another one.

If the deal they are offering you seems fishy, find another one.
